Summering in the Southern Mountains — Options Brief

2026-07-20·decision-brief·status: open — awaiting founder/Michelle discussion·by ray-coo-agent

Why in vault: Founder opened a summering thread 2026-07-20 (~8:41pm) off his dad's childhood home at 106 Settawig Rd, Brasstown NC — now actively for sale. He asked for long-term-rental and buy options to escape Florida summers with a young daughter. This brief is the researched option set (6 sub-agent research passes, 2026-07-20 evening). Joint decision with Michelle; interacts with the [[2026-06-30-build-timing-decision-family-gravity]] Tampa home-build decision.

TL;DR

  1. The Settawig house is live and the seller is motivated: active at $530k, down ~27% from a $725k Dec-2025 list, ~214 days on market. Bought Jan 2022 for $335k, restored 3.5 years, now runs a yurt-glamping side business. Real decision available here, but it's a homestead-plus-business, not a turnkey summer house.
  2. The climate math is not what the marketing says: below 4,000 ft (Brasstown, Blue Ridge GA, Brevard, Sewanee), July days are only 4-8°F cooler than Tampa — the real win is nights in the low 60s vs Tampa's 77°F. Only Highlands/Cashiers (4,100 ft) is genuinely cool all day, at 2-3x the rental price and ~20 rainy days per July.
  3. The airport truth matters for the Michelle-commutes pattern: the only reliable TPA nonstop backbones are TPA→ATL (~19/day, $38-82 one-way, serves all of north GA) and TPA→BNA (~7/day, serves Sewanee). The "Tampa" flights to Asheville/Chattanooga/Greenville are Allegiant out of PIE, not TPA, at low frequency.
  4. Recommendation: rent a summer before buying anything. 2026 is already gone (Assembly season ends Aug 2). Play: fall-2026 scouting weekend(s) → June 2027 month rental as the real trial → buy decision after. If the Settawig pull is real, tour it on the fall scouting trip; at 7 months on market it may well still be there, and if it isn't, that's information too.

Verified 2026-07-20 against the brokerage's own pages (freshness stamps Jul 17-18):

Fact Detail
Status ACTIVE, MLS #420010 (NC) + #10637406 (GA board, lags one cut behind at $555k)
Price path $725k (listed 2025-12-18) → cut ~Jan 16 → $625k (by Apr 4) → $555k → $530k now
Days on market ~214 (derived from the Dec 18 listing announcement)
Last sales Jan 2022 $334,900 · Aug 2020 $130,000
Sellers Almost certainly the 2022 buyers ("restored over 3.5 years"); run the on-site glamping business ("Unique Outdoor Experiences" — 2 yurts + safari tent, Airbnb Superhost)
Land/structures 6.81 acres, 1941 farmhouse (3bd/2ba per most records; NC MLS says 4bd; no sqft published — 2022 record says 1,747 sqft), garage apartment, 3 barns, creekside
Provenance Listing text: built 1941 by Folk School teachers Eleanor "Ellie" & Monroe Wilson — the family name is in the listing itself (see [[2026-07-20-wilson-tree-v0]])
Taxes Clay County's new FY26-27 rate is $0.27/$100 → ~$1,430/yr at a $530k valuation (verify parcel 551002762182 at tax.claync.us)
Buyer flags Shared well (agreement terms unknown) · creekside with no flood-zone disclosure (do a FEMA lookup pre-offer) · bed-count discrepancy · condition is marketing-grade only, no inspection info

Honest frame: this is a working homestead with an active hospitality micro-business attached. Buying it means either running/winding down the yurts or hiring that out. It is the maximum-sentiment option and the maximum-operational-load option at the same time. The 27%-cut trajectory says the market agrees it's a niche property. If the family pull is decisive, the price conversation starts well below $530k.

The four levers (how to actually choose)

  1. Cool — elevation is destiny. 4,000+ ft (Highlands/Cashiers) = 78-82°F days, sweater nights. ~2,000 ft (everywhere else) = 83-86°F days, 60-66°F nights. Everything beats Tampa's nights; only altitude beats its days.
  2. Water — the childhood he described (pontoons, rock jumping, tire swings) lives at Lake Chatuge/Nottely (GA), Lake Glenville (Cashiers), Cheoah Point/Fontana (Smokies), Rabun/Burton (GA). Not at Boone, not really at Waynesville.
  3. Logistics — drive is 8.5-11h for everything (one overnight stop with a 3yo). Weekend-commute viability ranks: north GA (ATL) ≥ Sewanee (BNA) > Bryson City (TYS/Southwest) > everything Asheville-adjacent (PIE-only Allegiant).
  4. Rental depth — Blue Ridge GA is the deepest market by far (2,100+ active listings, ~47% occupancy = negotiating leverage). Highlands is a seasonal-lease culture (call agencies; rates unpublished). Brevard and Sewanee are thin. Assembly cottages rent through a housing office.

Option table

Base July hi/lo 3bd month (Jun-Jul) Buy ($400-700k gets) Kid anchors TPA link The catch
Hiawassee / Young Harris / Blue Ridge GA (~10 min from Brasstown) 83-85 / 61-64 ~$4.5-9k, deep inventory, leverage Modest Chatuge/Nottely lakefront at the top of range; strong off-water Free Chatuge swim beach, pontoons $200-275/day, scenic railway, Toccoa tubing, Ellijay farm-parks ATL 19x/day + 2h drive Days still 83-85°F; Blue Ridge town is genuinely touristy
Highlands / Cashiers NC 78-82 / 58-62 ~$6-15k via seasonal agencies (call for real rates) Exception-tier only ($475-695k examples exist); market median ~$1M+ Lake Glenville free sandy beach + loaner life jackets, Dry Falls walk-behind, nature center camps (5+) ATL 2.6h (reliable) or PIE→AVL (thin) ~20 rainy days/July, 85-90"/yr; country-club culture; 2-3x cost
Brevard / Hendersonville NC 83-86 / 63 ~$3.5-6k, thin 28-day inventory Median ~$440-550k; solid family homes in range Best density: Sliding Rock, DuPont falls, white squirrels, BMC lawn concerts (kids free), orchards-as-theme-parks PIE→AVL only (24 min out) — no TPA nonstop Camps start at 4-5, not 3; 276/DuPont lots full by 9:30am
Sewanee / Monteagle TN 85-86 / 66 Assembly cottage ~$6.5-9k (directional — call Housing Office 931-924-9000); outside ~$1.2-2.5k Monteagle median ~$505-520k, very low volume; Assembly cottages trade cash-only, informally The Assembly: 8-week structured season (2026: Jun 7-Aug 2), youth program, built-in kid cohort; Foster Falls swim hole; aunt in Sewanee BNA 7x/day + 1.6h drive Warmest of the set; thin town; Assembly is insular — the aunt connection is the door
Dark horse: Rabun Co GA (Clayton/Lake Rabun/Burton) 85 / 62-64 ~$3.6-10k proxy; deep VRBO inventory Clayton ~$450-500k; lakefront starts ~$800k (mostly GA Power leaseholds) Moccasin Creek sliding rock, Hemlock Falls, lake-cottage culture; 58 min from Brasstown ATL 2h Tallulah's toddler beach closed thru Aug 2026; small hospital
Dark horse: Bryson City / Fontana / Santeetlah NC 80-84 / 60-62 ~$6k proxy; thin monthly inventory Lake-access comfortably in range; Fontana shoreline is park land (no private lakefront); Santeetlah front $1.2M+ GSM Railroad (kids 2-12 free), Deep Creek tubing $8, Cheoah Point sandy beach $5/car; 37-49 min from Brasstown TYS (Southwest TPA nonstop) ~1.5h Smokies summer crowds; patchy cell; Graham Co has no ER
Dark horse: Black Mountain NC 81-87 / 61-65 proxy $4.6k+; 47 Furnished Finder listings Median ~$470-510k, real homes in range Downtown splash pad, renovated playground, The Hop; swimming = 25-30 min drive (Lake James beach) AVL 15 min but PIE-only No swim lake in town; farthest from Brasstown (~2.5-3h)

Cut with reasons (from the sweep): Boone/Blowing Rock (no swimmable lake, 4h from Brasstown), Waynesville/Junaluska (the "lake" swim is a fee-gated pool), Montreat (pricier/slower than Black Mountain next door), Big Canoe (gated-HOA lake access), Signal Mountain (suburb, fishing-not-swimming reservoirs), Ellijay (no lakefront market at Carters).

Recommended play

Phase 0 — now (free): He and Michelle pick the shape before the place: is the goal (a) re-living the Brasstown/Chatuge childhood, (b) maximum heat escape, or (c) a summer-colony ritual (community + kid cohort every year)? The answer picks the base: (a) → Hiawassee/Chatuge, (b) → Highlands/Cashiers, (c) → Monteagle Assembly.

Phase 1 — fall 2026 (cheap): One or two leaf-season scouting weekends. Natural loop: fly/drive to north GA → Brasstown (tour Settawig if still listed; stay in one of its yurts for maximum poetry) → Chatuge → optionally Highlands. Separate weekend: Sewanee visit anchored on the aunt.

Phase 2 — June 2027 (the real test, ~$5-9k): One full month in the chosen base. Book by Jan-Feb 2027 for pick of inventory (Assembly rentals and GA lake cabins both). Michelle pattern: TPA→ATL or TPA→BNA Friday evenings. If the month proves the pattern, THEN the buy conversation opens — with a year of real data.

Settawig-specific: if after the fall visit the answer is "this house, specifically," the negotiation starts in the mid-$400s given 214 DOM and a 27% cut trail, contingent on well agreement + flood zone + inspection of an 85-year-old farmhouse. Do not buy it as a surprise or a rescue; buy it, if at all, as the deliberate Brasstown anchor with a plan for the yurt business.

Money frame (one paragraph, no lecture)

A ~$6k June rental is 1% of the Tampa build budget and buys the single most decision-relevant dataset available: does this family actually thrive on a mountain summer? Buying ($450-700k) before that test inverts the risk. Interplay with the home-build decision: a summer base partially satisfies the "intimate environment" pull that's driving part of the build-vs-wait tension — worth feeding into that decision as a data point, not a substitute. Both purchases compete for the same capital; only one needs deciding in the next 12 months, and it's neither — it's the $6k rental.

Open questions for founder/Michelle

  1. Which of the three shapes (childhood-redux / heat-escape / summer-colony) is the actual want? (My read of his message: mostly (a) with a thread of (c).)
  2. Does the Settawig house specifically pull, or was it the memory that pulled? (Different purchases.)
  3. Michelle's realistic ceiling: could she do 2 weeks + weekends in 2027, even while W2?
  4. Should Ray ask the aunt-in-Sewanee channel about Assembly rental mechanics, or is that a family conversation he'd rather have himself?
